1. Renter must be at least 21 years of age.
2. Renter will not have more than the number of adults and children allowed, stay in the unit.  (The Manor is able to sleep 25-30 maximum.) 
3. Renter understands that check-in time is 4pm (but may be later if cleaning crew is still cleaning) 
4. Renter understands that Check-out time is 10am.
5. Renter understands there are NO discounts for late arrivals or early departures.
6. Renter understands there is NO SMOKING in the Manor or on the premises.  (Please do not disregard this policy as it will result in the immediate and entire loss of your security deposit.)
7. Renter understands there are NO PETS allowed, we cannot make an exception no matter how small or well behaved the pet is.  (Please do not disregard this policy as it will result in the immediate and entire loss of your security deposit.)
8. Renter understands that NO FIREWORKS are allowed on the premises.  (Please do not disregard this policy as it will result in the immediate and entire loss of your security deposit.)
9. Renter understands there is to be no excessive drinking of alcohol.  If you must use alcohol, please use it in moderation.  (Violation of this policy will result in the termination of your stay and/or penalty fees.)
10. Renter understands that house parties are strictly prohibited.  Please be considerate of other cabins nearby and do not have loud parties outside that go beyond 10:00pm.
11. Renter understands that they must be courteous with ATV riding.  Please do not ride an ATV after 10pm.  Dustless speed limits on the roads to SailBoat Manor apply to all vehicles, including ATVs. 
12. Renter understands there will be an extra cleaning fee assessed if the Manor is left excessively cluttered or dirty.  All garbage must be removed from the premises.  Dumpsters are provided close by. 
13. Renter understands a Security Deposit is required for the Manor.  Any damage to the property or theft will be assessed and collected.  If something is damaged, please be honest and report it to us.  If you notice something is damaged upon arrival, please let us know immediately to prevent your being charged for previous damage. 

Inside Manor Rules: 

• Please do not wear shoes on the carpet.  This will keep it nicer for everyone.
• Please do not eat or drink in the carpeted areas.  If spills occur, please clean them up immediately.
• Please do not jump or rough house on the furniture or beds.
• Please do not move furniture around and do not remove any furniture from the Manor.
• Please do not drag coolers or other heavy items across the floors, tables or countertops as they scratch easily.
• Please do not take any Manor items to the beach.  
• Please do not flush anything but the provided toilet paper down the toilets.
• Please do not touch the TV screen with anything as it ruins the screen.
• Please make sure all children have adult supervision during your stay.
• Please conserve on electricity and propane usage. 
• Please lock all doors/windows if no one will be at the Manor during your stay to prevent theft of your items and ours.  Please make sure all doors/windows are locked prior to final departure.
• Please wash any dishes you use.  Everything but pans and appliances can be put in the dishwasher.  Pans and appliances must be washed by hand or the finishes will come off.
